Is property selling at the moment?
The easy answer to this is yes!. There are always properties out there that sell, some quite quickly. There are usually good reasons for this.
Some property is priced so low a potential purchaser cannot go wrong; these tend to be “distressed sales”. This is a term used to describe property that the owners are absolutely desperate to sell usually for financial reasons. Beware as some of these bargains can turn into nightmares with major problems down the line due to debt, building permissions etc.

The property is priced correctly, beautifully presented, in good sound decorative order and is clean, tidy and smelling sweetly when potential purchasers come to view.
So how can I get my property to sell?
There is nothing more embarrassing for an estate agent than to sing the praises of a property all the way to a viewing only to find the place in complete disarray. Dirty dishes piling up in the sink, smelly pets, cooking smells, dirty floors and windows, cats on the beds and the bathroom floor full of dirty washing. It happens, and it puts buyers off immediately.
It may seem a strange thing to be doing but decorating your property just prior to putting it on the market could make the difference between selling quickly or remaining on an agents website for months and months. Quite simply you cannot sell on promises that the flaking plaster on the wall will be repaired before purchase or the smell of damp, due to the now fixed leaky terrace, will soon go away. Buyers want a property that they can move into without having to spend time and money on repairs and immediate redecoration, if they can’t do this they will find another property where they can.
The property market, in Mijas Costa especially, is a very competitive one, you need an edge over all the other real estate that is available to buy, that is why appearance is so essential. First impressions count, so make those impressions good. Gone are the days when anything here in Spain pretty much sold itself at inflated prices. As a seller you need to make a big effort to ensure your property is better priced and better presented than all the similar property for sale.
Yes you may have a large villa that you paid €150.000 for 20 years ago and was valued at €1.5 million in 2007. In reality it is probably worth less than a third of that valuation now, but it has still appreciated in value and you have had it for 20 years!!
Be realistic with your expectations and your property will sell, just be sure that:
• It is priced realistically
• It is in a good state of repair and decorative order.
• It is clean, tidy, smelling sweetly and free of pets during viewings.
• Terraces and outdoor areas and gardens are free of clutter and well presented.
• You choose an estate agent who will actively market your property, not just add it to a multi listing service and hope it gets noticed.
